SANTA CRUZ COUNTY MOBILE HOME CHANGE-OUT PROGRAM

The County of Santa Cruz has a one of a kind program that subsidizes mobile homeowners up to $60,000 to replace their old home with a new one. What is exceptional about this plan is there is no interest or payments for as long as you live there. When, and if, you eventually sell your home, the money is paid back sharing any appreciation.

I  am here most of the time and will personally work with each individual to design their new home with the features desired. Additionally, I will oversee your project from start to finish ensuring a pleasant experience.

If you have already applied for this program, we may be able to assist you anyway. We strongly suggest that you compare the features you have been offered with the features and quality of our homes and setup (unless you have entered into a contract with someone else.) With our high quality Champion Homes and great pricing to the setup from SRM Contracting (including cement blocking instead of metal stands, hardie board skirting instead of vinyl, and redwood steps instead of fiberglass or pressure treated) we consistently give you the best product available.

The availability of funds fluctuates. We are encouraging everyone interested to fill out an application and get it back to me as soon as possible so I can turn it in to the County. The sooner you get your application back to me, the higher up the list you will be and the sooner you can get your new home.

Most people qualify for this program. The primary criteria is income. Following are the maximum annual incomes you can have to qualify:
  • Family of 1    Maximum Annual Income $68,300
  • Family of 2    Maximum Annual Income $78,100
  • Family of 3    Maximum Annual Income $87,800
  • Family of 4    Maximum Annual Income $97,600
  • Family of 5    Maximum Annual Income $105,400

We have Park Models, which are actually RV's consisting of 400 sq. ft. or less for the very small lots. We have a wide selection of single wides in varying sizes, and double wide homes. The Park Models, single wides and even one small double wide (17'8"x40') can be installed on your lot within the $60,000 budget. In most cases, extras that are included in the budget are things like hardwood oak cabinets and upgraded carpets and appliances.

If you have a need for a larger home, or just want lot's of goodies in your home, you have the option of paying for anything extra above the $60,000 with cash or a loan. However, most people are able to stay within the budget, eliminating a house payment. If you have an existing loan, you can move it to the new home (subject to lender approval.)
